Huge land of 63270 sq.m. is for sale in an exceptional location - the beautiful island, situated in the Kornati archipelago, right next to the area of the Kornati National Park.
The land is privately owned and occupies a significant portion of the island. The coast of Brušnjak is part of a protected coastal area and a habitat for many protected species such as the bottlenose dolphin, loggerhead sea turtle, and seahorse.
The plan specifies an area, slightly wider than the existing surfaces of olive groves or abandoned clearings, for the expansion of agriculture. Throughout this area designated for agricultural development, mechanical clearing of land and modernization of plantations are permitted, provided that dry stone walls and stone piles are preserved: fences entirely, and stone piles within plots to the extent that they remain visible, while in future clearings, it is stipulated that for the protection of landscape values and erosion control, traditional terraces with dry stone retaining walls are to be built at least every meter of elevation difference.
From the remaining land on the island, a portion is owned by the Republic of Croatia, while the rest consists of private land plots.
It is possible to purchase the other parcels (at least a portion, with concession for ownership by the Republic of Croatia). Below, in the brochure, the possible construction and conditions dictated by the spatial plan are described.
The land for sale (approximately 65,000 m2) is owned by an Austrian citizen who is willing to negotiate the sale.
In areas designated for possible construction within agricultural development zones, the exact position of new buildings is not specified. Instead, the condition applies that they must be at least 100 meters away from the nearest existing building or a building for which a permit has been issued.
